Montenegro Accommodations is Canadian-Registered Company. We are specializing in advertising tourist accommodations through our easy-to-use, secure website helping you to find affordable holiday apartments around Montenegro. All properties in the Montenegro Accommodations portfolio are exclusively located in the most desirable location in the country of Montenegro. All short term rentals include complete and personalized services such as perfect knowledge of the property, comprehensive assistance for guests during the entire stay. Montenegro Accommodations offers you the possibility to pre-select apartments that correspond to the criteria of comfort and specific needs of each person. Montenegro Accommodations is committed to responding to all requests for information within 48 hours of reception of a request. Montenegro Accommodations will make a complete proposition for rental on one or more apartments according to availability and will propose alternative rentals if an apartment requested is not available during the time of stay in Montenegro. Each rental offer will include an update for apartment availability, a lengthy description of the apartment(s), a map of the area, a list of charges and services included and rental terms. Properties are rented fully furnished and equipped with all major electrical appliances. Additional electrical appliances are available at many individual apartments. As a European company, the price given is exclusively in EUROS currency. The rent is prorated per night and per season according the length of the stay. All rates published by Montenegro Accommodations can be changed without notice. All rental proposals are only valid for 48 hours to commence at the moment that the proposal is sent to the individual. This 48 hours period is meant to be a time for the individual to consider the sent proposal at their leisure. If no response is received when this 48 hour delay is over, then Montenegro Accommodations reserves the right to cancel all reservation propositions.
Reservations requests can be made by website, e-mail or telephone, to obtain confirmation that your chosen property is available for the date required. To reserve your future accommodation, we will send you a complete and secure “RESERVATION FORM”, with the rental period clearly indicated, the apartment reference selected, the total number of agreed guests occupancy, the total amount of the rental and the deposit reservation required. Please read carefully this Reservation Form, fill it out and return it signed with appropriate information by email. Montenegro Accommodations reserves the right to cancel a hold on reservation if information on the Reservation Form is incomplete. Reservation of your apartment will only be confirmed upon receipt of a 15% non-refundable deposit of the agreed rental. Your reservation is firm with the selected dates and cannot be changed or postponed for any reason. Upon reception of your Reservation Form and after a positive deposit transaction, we will send you a receipt of your credit card charged and the complete confirmation of your reservation with all the details concerning the apartment including sleeping arrangements organized for your arrival and the arrival conditions. For security reasons we only provide the exact address of your apartment upon confirmation of reservation. The person who has signed the Reservation Form is responsible for the payment on the temporary rental and must comply as with all members of his party to the general rental conditions. A binding rental contract between the person who has signed the Reservation Form and Montenegro Accommodations will be made only when we issue a "CONFIRMATION OF RESERVATION" Reservations cannot be accepted from persons less than 18 years of age at the time of reservation. We reserve the right to refuse a reservation without giving any reason.
You are required to pay a non-refundable deposit of the agreed rental at the time of reservation in order to confirm your reservation. This deposit is 15% of the total cost of the reservation and is the same for all the properties. Accepted method of payment is all mayor credit and debit cards. Montenegro Accommodations does not cover the possible extra banks fees or charges due to wire transfer transaction. All rental amount paid by wire transfer has to correspond to the deposit amount required (with a net payment).
The final balance is payable directly to the property owner in Euro currency upon arrival, and not later than the first day of the rental. It is generally not possible to pay the balance by credit card upon arrival.
CONFIRMATION OF RESERVATION
Subsequently to completing your reservation and paying the deposit, you will receive a "CONFIRMATION OF RESERVATION" email from Montenegro Accommodations containing full details of your reservation including balance due on arrival, property address, and property owner contact information. That is your official reservation confirmation. You must bring that email with you and present it to the property owner upon arrival. Once your reservation is confirmed, it is firm with the selected dates and cannot be changed or postponed for any reason.
Cancellation by You
Upon receipt of your Reservation Confirmation, please check the details to make sure they are correct. If the day of your reservation has been accepted and you require us to amend it in any way, we reserve the right to avoid your reservation rental dates and treat it as a cancellation of reservation. However we will try to accommodate your request as best we can. We particularly reserve the right to not accept at any time, supplementary guest who are not listed on the reservation form. Any cancellation by you must be in writing. If you cancel at any time between the day of the receipt of the Confirmation of Reservation and 72 hours prior to your arrival date, Montenegro Accommodations reserves the right to keep the full Reservation Deposit. Cancelations made at any time 72 hours prior to your arrival or later or you do not show up, you will be charged the full amount for the reservation of your stay. In cases of partial cancellation, the deposit paid at the time of reservation cannot be applied to the balance due for nights stayed. A deposit payment cannot be postponed on future dates of stay, or for another property.
Cancellation by Montenegro Accommodations
In the unlikely event that it is necessary to make an alteration to or cancel the temporary rental accommodation specified in the reservation confirmation form we will respectfully inform you as soon as possible and, if requested, we will try to arrange alternate accommodation of similar or higher type (upgrade) and in a similar or better location as that of originally request. In case of upgrade, Montenegro Accommodations will not require a difference rental payment at extra charge or extra cost, in regards with the original reservation rental. If the alternative temporary accommodation is not acceptable, we will refund in full all deposit payment and shall be under no other liability than the amount paid to get the reservation confirmation 15% of the total cost of reservation.
TOURIST / RESIDENTIAL TAX
Tourist or Residential tax is an approximate amount which is being paid by the person that out of its place of residence is using the services of accommodation in an accommodation facility in which tourist or hotelier activity is taking place. Residential tax is constituted between 0.10 and 1.00 € per person/ per day, children under age of 12 are excluded from the tax. The municipality with their regulation determines the amount of the residential tax. Tourist Tax or Residential Tax is NOT included in the price of accommodation and will be collected by property owners or government representatives individually.
Security deposit might be charged individually by some apartment owners and is not included in the reservation fee nor is under Montenegro Accommodations discretion. Amount is set according to the owner of the apartment rented and should not exceed €100. It is paid to the apartment owner directly at the time of arrival. Some apartment’s owners might not require deposit payment. If after completion of the inventory, nothing is reported damaged, lost or broken, the security deposit will be returned to the client within last day of staying. If there is damage, the landlord has a right to hold the security deposit after deduction of repairs/replacement costs or supplementary cleaning resulting from an insufficient state of cleanliness.
ARRIVAL & RECEPTION INFORMATION
Unless alternative arrangements are made with Montenegro Accommodations such as airport pickup or bus pickup, the normal procedure is for you to go directly to the property where you will be greeted by the owner and given the keys. The owners contact information is contained in your reservation confirmation email. On arrival the guest must present his/her passport to the property owner.
CHECK-IN / CHECK-OUT
Each property landlord has a different policy but in most cases, 3:00 pm check-in and a 10:00 am check-out are expected. These times may be flexible, especially if there are no guests staying before or arriving after your stay. We recommend asking the property owner what check-in/check-out times apply to your specific stay. Most property owners will gladly let you leave your luggage at the property before check-in or after check-out, if necessary.
Only those persons named on the reservation form and total numbers of guests agreed upon in the rental forms may use the property without prior agreement. The number of people staying at the property must not exceed the number of sleeping places indicated in the reservation confirmation (number also including infants under two years). In some cases, a property owner will allow more guests than the stated maximum occupancy and will charge an extra-person supplement. Such arrangements must be agreed to in writing prior to the scheduled arrival date. Guests are obliged to pay any agreed upon extra-person surcharge either on arrival or prior to arrival (whichever the property owner requires). Failure to do so will result in the cancellation of the reservation and forfeiture of any deposit paid.
The person signing the contract is responsible for the correct and decent behavior of his/her party. Should you and your party not behave in such a manner, property owner may at its absolute discretion ask you and your party to vacate the property without a refund of the rent.
You must keep the temporary rental accommodation and all furniture, fittings, effects, facilities and equipment in the same state and condition as at the commencement of the stay, and leave the rental accommodation in the same state of cleanliness and general order in which it was found. You are responsible for all damage or loss which occurs to the property or its contents during your stay, and will be responsible for paying appropriate compensation to the Property Owner in the event of damage. Not all apartments are equipped with a safe. Montenegro Accommodations is not responsible for loss of cash, documents, valuables left in the apartment. Your belongings are not covered by the property insurance. The insurance does not cover personal civil injuries or damages. Please contact your insurance agent before departure.
Unless otherwise stated in the property listing, pets are not allowed.
LIABILITY OF MONTENEGRO ACCOMMODATIONS AND PROPERTY OWNER
Neither Montenegro Accommodations (as representative for the Property Owner), nor the Property Owner shall be responsible for the death of or personal injury of you or any person named on the Reservation Form & Confirmation of reservation, or other person at the property unless this results from the proven negligence of owner, ourselves, or our employees. Montenegro Accommodations shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including but not limited to act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, by-laws, or measures of any kind on the part of any governmental or local authority, strikes, lockouts, or other industrial actions or disputes or adverse weather conditions. In any such case we shall be entitled to treat the contract as discharged. In the event of such discharge our liability shall be limited to the return of sums paid to us in respect of the unused portion of the rent calculated on a pro rata night basis. Montenegro Accommodations cannot be held responsible for breakdown of mechanical equipment of the accommodation or common to the building, such as pumps, boilers, lift, electric doors, heater systems, TV antenna etc., nor for failure of public utilities such as water, gas and electricity, TV cable. Neither we nor the Property Owner is responsible for noise or disturbance originating beyond the boundaries of the temporary accommodation or which is beyond our control.
INFORMATION, PHOTOGRAPHS & COPYRIGHT
You must accept that minor differences between the photograph/illustration/text used and the actual property may arise. Concerning element of comfort, decoration and furnishings, please refer to the written description of the page. Montenegro Accommodations reserves the rights to make modifications to the property that are considered necessary in the light of operating requirements. If material changes occur after your reservation has been confirmed we will advise you if there is time before your departure. All Photographs taken at our properties, description texts, and floor plans are exclusively property of Montenegro Accommodations and protected by Copyrights. Partial or full photographs, texts and floor plans cannot be used or sold for profit without prior authorization and permission from Montenegro Accommodations. The entire contents of Montenegro Accommodations website are protected according to the provisions of the Intellectual Property Code, including all written text featured on the site, screen presentation, operating software and all logos, images, photos, graphics and movies, whatever their form. Also, any use of the data contained on the site is at the sole liability of the user. We cannot under any circumstances or on any grounds be held liable for such use, whatever the consequences thereof. We shall not be liable for any error or omission on the site, and we reserve the right to modify, correct and/or complete its contents at any time, without notice. Any information which may be disclosed to us by users during their use of our web site is under no circumstances confidential, unless otherwise clearly indicated on our site.
